Three-bedroom new house in West Ajijic. Especially suitable for digital nomads with children, or for a visit with your friends. It has a pool and 3 1/2 bathrooms. One of the bedrooms can be used as a dedicated work space with a small desk. We can provide a printer but no technical support. One dog is OK.
Available for short term rentals, from 1 week minimum in off-season, or for a whole winter or summer season.
This house is a roomy modern design with Mexican color and with eclectic selection of furniture and art. 161 square meters (1,700 square feet) inside the walls. Double-glazed windows to ensure quiet. Two bedrooms have king beds, one has a queen bed. There is a well-appointed kitchen with island. There is a patio with an un-heated swimming pool 7.2 m (24 feet) long. There is air conditioning in two bedrooms and the common area (living, dining, kitchen) of the house.
There is hi-speed wi-fi (usually more than 100 Mbps) and one 55-inch smart TV. We provide a Netflix sub-account. Bring your own usernames and passwords for other streaming services, we do not provide any live TV channels or any other streaming service.
Located on the Carretera highway at La Canacinta. A car is recommended. It is a 36 minute walk from Ajijic Centro or an 8 minute drive, more if there is traffic. Enquire for detailed location details. Click here for Google Streetview. There is secure parking for 4 cars, two of which are under a carport roof. There are security cameras at the house entrance and the gates to the streets. but nothing indoors and nothing on the patios or pool. With a couple of weeks notice we can make the house wheelchair-accessible (by adding one small ramp).
You can walk to the lakefront, two restaurants and an upscale grocery store all within 500 meters (1/3 mi), a 7 minute walk.
The water is filtered and UV-treated and is potable.
Cleaning and change of sheets and towels weekly, if short term. For whole season rentals, no cleaning provided.
Minimum 1 week until Nov 1. Maximum occupancy six people.
Until Nov 1, 2024: USD $90/d. Or $70/d if staying minimum 4 weeks.

If you are staying up to three months, the deposit 33% is payable 6 months in advance payable by Interac e-Transfer (for Canadians), or PayPal / credit card (for Mexico and all other countries). The deposit is fully refunded if cancelled up to 30d in advance of arrival for any reason. Remainder upon arrival.
If you are staying for more than three months, pay last month as deposit non-refundable, first month upon arrival, and then month-by month.
Check-out and check-in times: Check-out time 9:30 am please, but you can ask about an extension. Check-in time 3:30 pm, but you can ask about an earlier check-in.
